HVAC and Fire Fighting Systems: Why Every Commercial Building in Pakistan Needs Both

Smoke Control and Pressurisation

In the event of a fire, smoke is the primary cause of injury and death. Modern building codes require HVAC systems to support smoke control by pressurising escape stairwells and corridors to prevent smoke ingress, exhausting smoke from fire zones to improve visibility and reduce heat build-up, and switching air handling units from recirculation to 100% exhaust mode during a fire alarm.

This means HVAC ducting, AHUs, and controls must be designed with fire mode in mind from the very beginning.

Fire Dampers

Wherever air ducts penetrate fire-rated walls or floor slabs, fire dampers must be installed. These automatically close in the event of a fire alarm (or when heat from a nearby fire melts a fusible link), preventing the spread of fire and smoke through the ductwork.

Fire-Rated Ductwork

In smoke extraction and pressurisation systems, the ductwork itself must be constructed from fire-rated materials or wrapped in fire-rated insulation to maintain structural integrity during a fire.

The Sprinkler System and HVAC

Water-based sprinkler systems and HVAC must be co-ordinated to avoid clashes in ceiling voids and risers โ€” one of the most common causes of delay and rework on commercial projects in Pakistan. A single contractor responsible for both systems eliminates co-ordination conflicts and ensures the ceiling void is properly managed.

Pakistan Building Code Requirements

Pakistan’s National Building Code and local authority requirements mandate fire fighting systems for commercial buildings above certain sizes. For buildings being developed for government tenancy, defence, or international occupants (such as embassies), compliance with fire safety standards is non-negotiable.
